THE FRAUD MATRIX

Mortgage & Real Estate Fraud

Schemes involving straw buyers, falsified loan applications, occupancy lies, and using other people's credit or identity to purchase or flip properties — often leaving the recruited person holding the bag when things collapse.

  1. Recruit

Straw buyers with clean credit are paid to sign on properties.

  2. Inflate

Income and appraisal documents are falsified to qualify for larger loans.

  3. Close

Fraudulent loans close; the buyer never truly owns the property.

  4. Default

The property quickly defaults, leaving lenders holding the loss.

  5. Trace

Recruiters and co-conspirators are exposed across multiple closings.
